Selected very early in the conceptual design phase Highland provided assistance to the design team as the general contractor of this 80,000 s.f., 3-story urban infill, mixed-use project near the historic Gaslamp District in Downtown San Diego.
The project involved extensive structural renovation of the existing building, including the bracing of a historic 2-story masonry facade during the demolition and structural renovation phases. Additional challenges included the implementation of an effective site management plan to safely construct a mid-rise structure in a dense, downtown district.
Highland worked to salvage the existing three-story, 50,000 s.f. concrete structure rather than demolish the building and build from the ground up. This concerted waste management effort is estimated to have saved over 20,000 c.y. of concrete.
